House selling counselling

The counselling at Kirk Larsen & Ascanius in connection with sale of a property, aims at providing the buyer unbiased counselling securing that the negotiations and the completion of the property trade progresses without problems. In connection with sale of a house, e.g. a detached house, owner-occupied flat, co-housing flat or other type of accommodation as well as buying of a holiday home, we advice within the following subjects: 

Before the sale:
  • Going through the commission agreement and the estate agent’s valuation, including counselling in connection with the choice between several valuations.
  • Structural survey and the offer of a home warranty insurance, including counselling on the meaning of this, seen from seller’s point-of-view.  
  • Possible defects, including a clarification of the information which has to be given to the building expert, the estate agent and the buyer. 
During the sales negotiations:  
  • Negotiation of terms of sale, including contact to the estate agent, participation in the price negotiations, securing of the most favourable formulation of special conditions etc.  
  • Secure that seller obtains the best possible financial result.  
  • The finances in the trade, including the relations, which affect the pricing of the property in question.  
  • Right of cancellation, including counselling concerning the importance of the fact that buyer has a right of cancellation.
  • Defects, including securing the relevant information being submitted to buyer, so that seller cannot be met with any financial or legal claims from buyer, after signing of the agreement.  
  • Concatenation with seller’s possible concurrent buying of a new property, securing optimal conditions are achieved.
  • Foreign exchange hedging, including counselling concerning seller’s possibility of foreign exchange hedging and repayment of loans, which are not taken over by buyer.
After the sale:
  • Going through the contract and additional contract documents.  
  • Checking the registration of the digital title deed.
  • Securing assumption of mortgage is handled, so that seller is discharged.  
  • Completion statement will be gone through.
  • Securing a reassuring completion of the trade that is the transactions are carried through as quickly as possible, so that seller’s proceeds can be released as soon as possible.
